This 3.5m x 2.7m garden office in Nottingham shows how much usable space 9.5m² can provide. Designed as a dedicated home office with a budget of £20,000, it combines a comfortable workspace with plenty of natural light and room to relax away from the desk.

Making good use of 9.5m²
At 3.5m x 2.7m, this is a relatively compact garden room, but there is plenty of space for a desk and sofa. There is also enough room for two desks, so the office could comfortably accommodate two people working from home if needed.
The 9.5m² space also gives the garden room flexibility for the future. If a home office is no longer needed, it could be used as an art studio, hobby room, snug or small home gym.
Creating a level base on a sloping garden
The area of the garden where the office was to be installed had a slight slope, but there was no need to dig out the ground to level it. The difference in height was retified when we constructed the concrete base, creating a solid, level foundation for the garden room.
Gardens don't need to be perfectly flat for a garden room. Slight changes in level can often be accommodated when constructing the base, without additional excavation being needed.
Pearl Grey Hardie® Plank cladding
The garden office is clad horizontally in Pearl Grey Hardie® Plank, with anthracite footers and anthracite uPVC doors and windows.
Double sliding doors across the front flood the room with natural light, while a side window provides views across the garden. The window was positioned above the desk, bringing natural light directly into the workspace.
There is also a 300mm overhang across the front of the garden room, fitted with two external spotlights. It’s a relatively small detail, but one that adds to the overall finish of the building.
A bright, practical interior
Inside, the grooved board walls and plain board ceiling are painted white, with six spotlights, and light chestnut laminate flooring. With the desk and sofa in place, the finished office still feels bright and spacious, providing a comfortable place to work without taking up a large area of the garden.
And, most importantly, the customer is pleased with the result. In his review on Trustpilot, he said:
“I couldn’t be happier with my experience with Cosy Garden Rooms. From the initial sales process through to the finishing touches, everything was handled with clarity, professionalism, and great communication. I looked at many different companies before deciding, and I’m so glad I chose Cosy Garden Rooms, they truly delivered an excellent result.”
